LZ在看房过程中，一直有一个迷惑解不开，不知道坛子有没有达人可以解答一下：以前总以为砖混的年代肯定比钢混的久，但看房的过程中发现不是这样子滴，举例说，某二环内地铁边一钢混楼年代居然是70年的，而后来看的一个三环边上93年的房子居然是砖混的，从外表看就是红砖楼，我一开始还以为肯定是中介隐瞒了房龄，后来问了小区的人，房子确实是90年代建成的。真是不可思议，砖混和钢混的到底哪个好啊，如果砖混的不好为什么都90年代了还用小红砖盖房子呢？请各位大师指点！

同一时期的房子，一般是钢混的抗震好点。例如现在北京砖混不许超6层。
但是，抗震标准也是不断提高的，之前用01版，汶川后刚出了08版抗规，今年就又出了2010版。标准当然是不断提高了。。。
大致说来，90年代的房子比以前的好，因为89抗震规范的改动很大，基本奠定了现在规范的基础，所以现在首先对1990年前的学校都要进行加固。。。
也就是说，新建的砖混应该会比80年代的钢混结实。。。

我觉得上面的几个解答已经很正确了，现在砖混的少之以少，只有矮的才可以用，当然也有空心砖框架加保温层的，北京还是钢混的多，我觉得也是这样的好

楼主这个问题太泛泛，不好回答。砖混要看砖的密度，混凝土混合配比，以及很多相关的；钢混主要就是钢筋含量，密度，混凝土配比等。总之决定一套房子结实与否不是只看结构就可以了。但大部分人买房不会问这么详细的，很多你即使问售楼，好多指标他们都未必清楚。不过我也不是专业人士，只能给个参考吧。光混凝土这个要说起来那就能说半天，呵呵。

抗震规范是建筑结构设计的行业标准之一，在行业中相当于法律的地位。也就是说，不管用什么结构形式，只要能达到规范要求的抗震标准，就是合格的设计，按图施工，就能建造出可靠的房子，北京的住宅、公建目前的规范要求8度抗震。一般来说六层以下住宅砖混的比较多，这是因为砖混结构造价较低，施工技术成熟。但砖混属于砌体结构，整体性不强，抗剪性能差，故中高层建筑不宜采用。
